Located in the desirable neighborhood of Victoria Park, this 10 unit apartment complex was in massive disrepair when we purchased it. We implemented a large scale renovation over about 8 months, and got it leased up in just over a month. The project is now producing cash on cash returns of just under 18% for investors, and we have created significant equity.
For the renovation, we installed our signature white shaker cabinets, granite counters, and stainless appliances. We remodeled the bathrooms,laid new tile throughout., and created a brand new shared laundry facility. Finally, we repainted the exterior a nice clean white and added the finishing touches with new landscaping, picnic tables, and a BBQ area.

We purchased this 5 unit building in Hollywood in mid-2017. We immediately liked it for its location on the east side of US-1 in a quiet residential neighborhood walking distance from downtown Hollywood. The five units include a studio, three 1 BRs, and a 2 BR. Compared to other projects we've completed, this one was pretty straightforward. The building was dated when we purchased it, but structurally it was in pretty good condition.
For the renovation, we installed laminate wood floors, new vanities in the bathrooms, and new kitchens with stainless appliances. We re-glazed the existing shower/tub combos and added the interior finishing touches with new light fixtures, new fans, and a fresh coat of paint (grey with white base boards). For noise reduction and protection against the elements, we installed impact windows throughout.
Outside, we repainted the exterior pale yellow with white trim. We also repainted the concrete walkways. We rounded out the exterior renovation with some simple landscaping. The mature plants and open yard on the east side of the building really add to the curb appeal of this building!

We purchased this historic 1937 9-unit apartment building in early 2016. We completed our improvement plan, increased rents by 30%, and refinanced in one year. We put long-term non-recourse debt on the property, and our investors have already been repaid. We continue to hold the property for cash flow.

Victoria Park is a well-established area in the heart of Fort Lauderdale. With historic homes, restaurants, nightlife, the beach, and plenty of employment opportunities nearby, the neighborhood is a favorite with young professionals. New apartment developments in the area are commanding sky high rental rates, and we saw an opportunity to upgrade this triplex, increase rents significantly, yet still keep rent well below the competition.

We bought this fourplex, located in the prime Victoria Park neighborhood of Fort Lauderdale, to hold for the long term. The previous landlord inherited the property and had no desire to continue managing it, so we put together a deal that worked for all of us. We knew the large units with central AC and private enclosed back patios would make desirable rentals after we renovated them. We also liked the on-site laundry facilities. We finished the rehab and increased rents in the units within four months of closing, exceeding our per-unit projections by $100/month.
